01 — RESIDENTIAL

Modern Concrete Homes, Designed for Enduring Living

COAD88 CONCRETE designs and builds contemporary concrete homes and substantial residential additions shaped by their site and the people who live within them.

We combine concrete with natural light, thoughtful spatial planning and complementary materials to create homes that are durable, comfortable and environmentally considered. Design, documentation, approvals and construction can all be coordinated by one team.

02 MATERIAL

Concrete at
the Centre.

Concrete can perform as structure, enclosure and finished surface, giving a home a strong and coherent architectural character.

It can form walls, slabs, courtyards and deep openings while providing a strong material presence throughout the building.

Where the design calls for it, concrete is combined with timber, steel, glass, brick and stone to create warmth, contrast and a considered response to the site.

Successful concrete construction depends on decisions made well before work begins on site. Structure, services, formwork, joints and finishes must be coordinated through the design and documentation process.

03 — PERFORMANCE

Concrete can contribute to a home’s structural, thermal and acoustic performance when considered as part of the complete building design.

Why Concrete?

01 — Structural Integrity
Reinforced concrete provides strength and stability for substantial walls, slabs, spans and cantilevered forms.

02 — Thermal Mass
When combined with appropriate orientation, insulation, shading and glazing, concrete’s thermal mass can help moderate changes in internal temperature.

03 — Acoustic Control
Concrete walls and floors can contribute to effective acoustic separation from traffic, adjoining properties and different areas within the home.

04 — Material Longevity
Carefully designed and constructed concrete is durable, fire resistant and unaffected by termite damage to the concrete structure.

04 — THE SITE

Every residence is developed in response to its property, orientation, neighbouring buildings, landscape and planning requirements—as well as the way the client wants to live.

A constrained site in Brunswick East or Thornbury requires a different response from a larger property in Alphington, Ivanhoe or Eaglemont. Rather than applying a predetermined style, COAD88 develops the arrangement, scale and material character of each home around its particular conditions.

05 — THE PROCESS

A Clear Path From Design to Construction

Every project begins with an initial discussion and review of the property. If the project is suited to COAD88 CONCRETE, it progresses through four coordinated stages.

01 — Discuss
We consider the property, the proposed work and what the client wants to achieve.

02 — Design
The design is developed in response to the site, brief, planning considerations and construction requirements.

03 — Document
Detailed construction documents are prepared and the necessary consultants, permits and approvals are coordinated.

04 — Build
Once the documentation and formal construction price are complete, the project can progress to construction and handover.

The scope and structure of each engagement may vary according to the project.
